Beyond all else, there are two factors that influence the success of a short term rental (STR) on Kiawah Island: Bedrooms & Pools. Fortunately, this home had the capacity to sleep 16. Unfortunately, this home had already exceeded its footprint per Kiawah ARB standards and thus could not take on the addition of a pool.
In any planned community, rules and regulations are ubiquitous and blunt. Fortunately, perseverance and diplomacy can often soften these well defined lines. 68 Persimmon Court boasted a vast back porch which respectfully followed the meandering critical line of the adjacent marsh. In discussing strategy with the eventual purchaser, we concluded that our best attempt for gaining approval on a pool would be to forfeit a segment of the porch.
Our next step was to order an updated survey with a wetlands delineation. This document provided confirmation of moderate reliction, affirming our abilities to maintain the original footprint and setbacks of the property. After several meetings with the ARB, we gained preliminary approval to forfeit square footage on the existing back porch in order to substitute that impermeable surface with a quite posh, 10 x 20 FT infinity pool.
The addition of this pool would prove to increase the nightly rental rate of 68 Persimmon Court by nearly 10% and thus favorably tipped the scales as a viable investment opportunity for our purchaser.
